This presentation is not a pitch for investment. This video is a collection of work, experience, and validation of research of the protagonist of this story. To share the conflicts she overcame and the goals she achieved. The information shared herein is not a brag to tell you what has been accomplished rather than a summary of her experience in pursuing her dream and a desire for gender equity and the spheres of influence. Women who experience respectful and inclusive workplace culture and allow themselves to work beyond borders are more engaged, productive, and loyal to their company, organizations, and relationships. The protagonist of this story, however, isn’t solely responsible for the success of her research and work. She couldn’t have done this without a supportive family, understanding friends of her absence, and her dedicated field research team. Her loved ones, and team, especially her assistant Wendy, have stepped it up to make this happen. She is grateful to the people who helped her along the way in discovering opportunities in the emerging market. She is looking forward to thanking you in person in the future. Kathleen, a lawyer, and investor traveled to a remote area to discover an opportunity in investment. She used her critical thinking and problem-solving skills to help her overcome unforeseen challenges and find solutions to unconventional problems. She used her programming methodology in her research to understand the essential data and reduce the risk of incorrect input from unrelated studies in her economics studies to manage risks before investing in real estate. This method of data validation was quite time-consuming, and it took some years but she remained patient, ensuring the integrity of data helps to ensure the legitimacy of her conclusions will prove that her research has a value proposition in the future. Her venture capital experience in institutional investment made into properties from undeveloped locations but is rich in resources and could have an infrastructure in the future. As defined, her venturing involves risks (having uncertain outcomes). To manage risks, she applied her understanding of economics to the peculiarities of economics in the market that tells the immovability and durability of a product, supply-demand time gap, investment or consumption, and heterogeneity, a valuable lesson she learned during her MBA. From her research, she understands the innovation process from settling, conflict, stability, decline, and revitalization. Understanding the market cycle quadrants helps her to have a trade-off to give an estate owner the power to hold out for a reasonable price. She also helped sellers in their outstanding legal disputes, a remedy that is a win-win solution. Her research and observation of the economic growth in the emerging market took some years but she is determined to work her way past the obstacles to prepare to handle herself in the most volatile and impactful challenges. The struggles and unstable situation were frustrating, but she treated her temper like her family. She is not going to lose it. Her family is the reason why she started. Hence, she decided to disconnect from people to stay focused on what she needed to do. She waited until the right time would come. Her research and assessment of infrastructure that the South region will have economic growth during the recovery period of the pandemic are validated. 2.5 years later, a Filipino billionaire has invested 40 billion pesos in the South region, an investment equivalent to 797 million US dollars, to build an eco-tourism community in Palawan. The billionaire is giving back to help Filipinos recover from the economic loss during the pandemic. The project will feature hotels, resorts, residences on islands, spas, schools, shop houses, cultural centers, and as well as private villas. A development that will facilitate employment. The development project was followed by other investors and the government, a group of leaders who have the objective to build a sustainable infrastructure in Palawan. World Economic Outlook finds that implementing major reforms in six key areas at the same time—domestic finance, external finance, trade, labor markets, product markets, and governance—can double the speed of income convergence of the average emerging market and developing economy to the living standards of advanced economies. This could raise output levels by more than 7 percent over six years. During the lockdown in Singapore, Kathleen utilized her time in investment in stocks and mutual bonds. By investing in shares, she earned through capital appreciation and dividends. To manage the risk of financial loss, she pulls out some investments and moves them to tangible assets. She applied the same financing strategy of venture capital to startups in real estate in a form of equity financing, which can be obtained in exchange for ownership of the asset. Rather than borrowing from a bank or alternative business lender that offers high-interest rates and paying back your debt, an alternative solution is to receive some funding from an investor that would add value to the property on when to hold, how to manage risks in financial loss a typical problem of panic-selling during a crisis such widespread selloff of a stock, and assets, due to fear, rumor, and overreaction rather than reasoned analysis. Finally, she gives valuable advice on when to sell an asset with a price appreciation value.
